Land development in Colorado is a thing of the past.
Undeveloped land in Colorado is too expensive to subdivide, provide roads, utilities, privacy, safety, scenery and purchaser financing. Yes there is a lot of land for sale in Colorado but it is all resale in isolated areas. In 1972 Colorado passed a water well law that requires a minimum of 35 Acres to secure a well permit. Since then there have been very few offerings. There have been no new offerings for 20 years. Most of what is available is many miles from pavement or conveniences. Our ranch is only 4 miles from Interstate 25 and a short 15 minutes to conveniences, lake fishing, golf, equestrian, and National Forest. All of this and the taxes are $15.00 per year per parcel until you build!
